LOCAL CHIMNEY CARE
Our work in Lake Forest
A Lake Forest escrow-inspection call is a good time to ask for the roof proposal and any earlier chimney-leak notes. The City's Building page links online building permits issued in 2020 or later; records not available online require a public-records request. The same page says eLakeForest accepts certain permit applications and provides the daily inspection schedule. These are separate from our assessment of the present chimney condition, but they can help you plan work before roof materials cover a connection.
For new customers, we offer a free chimney inspection and leak check. We examine the accessible cap, crown and flashing where the roof meets the chimney, plus the firebox, damper and smoke chamber inside. A written photo report arrives the same day. If a roofer and chimney technician will both work at that junction, the repair scope should say who handles each part. We give a written scope and price before any Tier1 work. New customers receive $99 off a chimney cap. Same-day appointments may be available Sunday to Friday.
CHIMNEY TO HEARTH
Chimney services for Lake Forest
Chimney Leak Repair & Waterproofing
Coordinate the investigation with roofing plans. Ask which observed defects belong to the chimney scope and which require the roofer to address adjacent materials.
Chimney Crown Repair
Evaluate crown damage before choosing a surface treatment. If roof access is already planned, discuss the repair sequence without assuming the crown caused every stain.
Chimney Cap Installation & Replacement
Inspect the existing termination and attachment while planning access. Select a compatible component and record its identification for later maintenance.
A PLAN FOR YOUR PROPERTY
Inspect the connection before the work sequence is fixed
Share the roofing proposal and any chimney leak history. Explain whether the roof covering, flashing or chimney exterior will be removed or retained. Ask the roofer and chimney provider to identify the connection each will handle so a small but important area is not left between their scopes.
The assessment should distinguish the chimney body, crown or cover, cap and flashing where accessible. A repair at one of these locations does not establish the condition of the others. Request photographs that show the finding and enough surrounding context to make the location understandable after the roof work is complete.
Use Lake Forest records to prepare the handoff
Lake Forest's Building Division provides online access to permits issued in 2020 or later and directs owners to a public records request for records not available online. Earlier roof or fireplace documents can explain what was changed. Ask for the relevant address history if the existing connection is difficult to interpret.
The City also provides eLakeForest for certain permit applications and building inspection scheduling. Bring the combined roof and chimney description to Building Division at 949-461-3470 or building@lakeforestca.gov. Ask which permits and inspection stages apply to the actual work, including any change revealed after materials are opened.
Keep the roof interface visible long enough to check
Agree on the sequence before work starts: which contractor opens the area, when chimney repair occurs, who completes the roof connection and when required checks take place. If new damage appears, get photographs and a revised scope before the surrounding work proceeds. The goal is a complete connection with a traceable record.
At handover, keep photographs of the details that will no longer be visible, the materials used and any applicable inspection results. If the original concern was water entry, record the symptom and agreed follow-up. A dry day at completion does not by itself establish how every repaired area will perform when the original conditions recur.
LOCAL RECORDS & RULES
