LOCAL CHIMNEY CARE
Our work in Costa Mesa
Before you order a new fireplace surround in Costa Mesa, tell us what happens when the existing system runs. The finish can wait until the firebox, venting and any damaged parts are understood. Costa Mesa sends building permit applications through its TESSA portal. Its Insta-Permit program is limited to listed simple projects, so we do not assume a fireplace change qualifies. The City's Building Safety staff can answer questions about the particular scope.
Before the surround is changed, new customers can book a free chimney inspection and leak check. We examine the firebox, damper and smoke chamber, then accessible exterior parts, so the written photo report records the current system. It arrives the same day. If gas service or repair is proposed, we describe the work and price before starting; the City can answer any permit question about that actual scope. New customers receive $99 off a chimney cap. Appointments run Sunday to Friday, including same-day openings when available.

Chimney services for Costa Mesa
Firebox Repair & Refractory Panel Replacement
Evaluate the firebox and its components before covering the surrounding wall. Ask which parts can be repaired and which require model-specific replacements.
Gas Fireplace Repair
Share the model, control type and symptom history. A gas appliance repair should address the identified system before a remodel conceals service access.
Chimney Inspection
Include the connected chimney or venting in the project discussion. The visible fireplace finish does not establish the condition of concealed components.
A PLAN FOR YOUR PROPERTY
Resolve the installation before the finish palette
Identify whether the opening contains a masonry fireplace, manufactured firebox or inserted appliance. Photograph accessible identification and find the installation manual if possible. Existing trim can hide the original construction, so the visible dimensions alone may not establish what can be repaired or replaced.
Ask whether the planned surround or mantel changes affect access, required clearances or manufacturer details. Keep decorative work separate from changes to the firebox, venting and fuel supply in the written proposal. This helps the remodeler and fireplace provider agree on the sequence without relying on assumptions about what is behind the finish.
Make Costa Mesa’s review match the whole remodel
Costa Mesa's Building Safety Division directs applicants to its permit-type guidance and TESSA for plans and permits. It offers an Insta-Permit route for certain listed limited-scope projects. Ask staff which process fits the actual fireplace work rather than assuming a small-looking alteration qualifies for that route.
Provide the appliance information, proposed finish changes and any associated gas, electrical or venting work. Building Safety can be contacted at 714-754-5273 or buildingpermit@costamesaca.gov. If earlier remodel documents would help, the City's document center provides building permit searches and explains that its online collection is still being expanded.
Keep inspection access in the schedule
Ask which areas need examination before demolition and which need to remain open during repair. If a problem is discovered behind the surround, request photographs and a revised scope before the replacement finishes are installed. Agree who will restore the wall and how that work relates to the fireplace repair.
At completion, collect the installed product information and operating instructions, together with repair photographs and applicable City inspection records. Walk through the controls and maintenance guidance for the identified system. Keep any remaining limitations in writing, especially where a cosmetic remodel did not include evaluation of the entire chimney.
