LOCAL CHIMNEY CARE
Our work in Corona del Mar
Corona del Mar is one of Newport Beach's coastal villages, as the City describes it. Salt air can rust exposed steel caps, but a mark beside the hearth does not locate a leak by itself. Note when the mark changes after rain and share earlier roof-work records if you have them. The City has an address lookup for Coastal Zone status. Whether a chimney-top change needs coastal or building review depends on the parcel and the proposed scope, not the village name alone.
With a coastal cap or a stain after rain, begin by documenting the existing condition. New customers receive a free chimney inspection and leak check. We examine the accessible cap, crown and flashing outside and the firebox, damper and smoke chamber inside. The written photo report comes the same day, including access limits. If a change is recommended, we put the work and price in writing before starting, and you can ask the City about that parcel's coastal status. New customers receive $99 off a chimney cap. Same-day appointments may be available Sunday to Friday.

Chimney services for Corona del Mar
Chimney Leak Repair & Waterproofing
Describe the moisture pattern and ask the assessment to distinguish a chimney defect from other roofline possibilities before choosing waterproofing or a component repair.
Chimney Crown Repair
A visible crown defect can be documented and scoped, but it should not be assumed to explain every stain without checking the rest of the assembly.
Chimney Cap Installation & Replacement
Discuss a cap when it is missing, damaged or incompatible with the installed system; confirm size and function rather than treating it as a universal leak fix.
A PLAN FOR YOUR PROPERTY
Build a useful record of the water symptom
Note the first visible point of moisture: ceiling next to the chimney, chimney face, firebox or hearth. Record the date, whether rain or wind preceded it and whether the mark grows, dries or returns. Photograph the same spot from the same position when practical. If there is more than one fireplace, label the images by room so the service request does not merge separate systems into one problem.
Keep roof photographs limited to safe ground-level or accessible positions. Do not remove flashing or reach around a wet roof for a closer view. The crown, cap, masonry joints and roof-to-chimney connection are different parts of the assembly; the pattern of a stain alone does not identify which one failed. An assessment can state what was visible, what needs closer access and what remains uncertain.
Check the parcel before assuming coastal review
Newport Beach provides an address lookup that asks whether a particular property is in the Coastal Zone. Use the actual street address rather than assuming every Corona del Mar property has the same coastal status. If an exterior repair changes the chimney profile or roofline, describe that proposed scope when asking the City what review, if any, applies.
The City also publishes building plan-check and permit guidance. A like-for-like component replacement and a structural or appearance change may present different questions. Gather the existing condition, proposed dimensions and any relevant prior paperwork before calling the responsible City staff. This page cannot decide whether a permit is required for your property.
Choose a repair only after the finding is clear
Ask for a written explanation of the observed condition and the limits of inspection. If a crown has a crack, ask whether that finding explains the reported water path or is a separate repair item. If the roof junction appears involved, clarify which work belongs to a chimney provider and which belongs to a roofer. A proposed cap alone should not be treated as proof that all potential entry points have been addressed.
Keep before photographs, the agreed scope and after photographs together. If water returns, the timeline can help the homeowner and service providers compare the result with the original symptom. Confirm the appointment and any property access arrangements directly with Tier1; the website cannot guarantee the cause or timing of a repair.

The City identifies Corona del Mar as one of its coastal villages. This context does not establish a defect at any property.
Enter the specific property address to check Coastal Zone mapping; ask City staff how a proposed exterior scope is reviewed.
Use the City building guidance for current procedures rather than assuming a chimney repair is automatically exempt or automatically permitted.
