What to record when your chimney leaks

Describe the pattern, not a diagnosis

The first useful question is where moisture becomes visible. Is it inside the fireplace, on a ceiling nearby, or on an exterior surface? Record the date and whether the concern followed rain. A short timeline can be easier to work with than a general description that the chimney always leaks.

Keep related records together

If roofing, flashing, masonry, or a top component has been repaired before, include that information. Note whether the earlier work changed the pattern. Photographs from a safe, accessible position can help explain what happened without requiring you to investigate the roof.

Understand the different components

The roof junction, top assembly, and masonry are different parts of the picture. A flue cap is not the same component as a crown or the flashing at the roof. Replacing one part does not automatically address a problem elsewhere.

Ask how the scope will be checked

A useful proposal explains the finding, the work being recommended, and any conditions that remain uncertain. If multiple trades are involved, ask how their scopes connect and who is responsible for each part.

Keep a record of the completed work and ask what to watch for afterward. If the concern returns, that record makes the follow-up conversation more specific.
